Diamonds Solicitors fees

  • Our fees range from £500 + VAT and disbursements to £1000 + VAT and disbursements based on the value of the property being sold

  • Electronic money transfer (per transfer) - £12

Purchase of a property - Fees and Disbursements

Re-mortgage

Diamonds Solicitors fees

  • ​£400 plus VAT  - for a standard re-mortgage. There may be factors that affect the price of your remortgage and you should contact us with your specific requirements so that we can give you a firm quotation. Factors that may affect your quotation are:

    • The legal title of the property is defective​

    • The property is listed and requires further investigation

    • The property is in shared ownership

    • The property is unregistered at the Land Registry

    •  You require a Help to Buy ISA

Disbursements

 

  • Additional fees from the Freeholder

    • On a sale, the Freeholder or the Managing Agent will charge for the Management Pack. See Notes and Explanations

    • On a purchase, there will likely be Notice Fees. See Notes and Explanations

    • Ground Rent and Service Charges may be due by you to the Freeholder or Managing Agent. Diamonds Solicitors will provide these once the information is available

Newbuild properties

Notes and Explanations for Conveyancing

Disbursements - these are costs related to your matter that are payable to third parties such as the Land Registry​ fees and search fees. These fees may change and are not in the control of Diamonds Solicitors. We will however make every effort to ensure that you have the most recent fees at your disposal.

Diamonds Solicitors fees - Our fees cover all of the work required to complete the sale or purchase of your property, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England.

HMRC Stamp Duty - The amount of stamp duty payable depends on the value of the property being purchased and the personal circumstances of the buyer. Please see https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro for further information.

Land Registry fee - The fee charged by the Land Registry is variable depending on the value of the property being purchased. Please see http://landregistry.data.gov.uk/fees-calculator.html.

Chancel Policy fee - Chancel repair liability requires landowners to pay for the repair of the chancel (the part of the church containing the altar and the choir) of an Anglican parish church. This is a historical fee and may not apply to newer properties.

Management Pack - When selling a Leasehold property the Freeholder or Management Agent will charge a fee in order for them to provide the Management pack for the property being sold. This fee will vary from Freeholder / Managing Agent and is not in the control of Diamonds Solicitors.

Notice Fees - These fees are likely when purchasing a Leasehold property, however Diamonds Solicitors will not know what they are until we receive the Leasehold Information Pack from the seller's solicitor.

We know that issues involving family law can bring financial pressures at a difficult time and therefore wherever possible, we provide you with fixed fee solutions.

 
Fixed Fee Services

A fixed fee service means exactly what it says – you pay that exact amount for the service.

 

We currently provide fixed fees for the following services (all fees except the court fees are plus VAT):

Staged Fixed Fee Services – Ancillary Relief

It is not always possible to provide fixed fees for ancillary relief, particularly in complex cases, because sometimes there are many variables that can affect the amount of work required. In this situation, we will provide an estimate of costs before you instruct us to proceed, and keep you informed of any changes to this estimate. However, in more straightforward cases, we provide the following fixed fees:

Notes and Explanations for Family Law

During any stage of the proceedings, an agreement can be reached, and we can then draft and obtain Court approval for a legally binding Consent Order.

Court Fees are paid by the person issuing the application in court, although consent order fees are generally shared between the parties.

All the fees quoted are exclusive of barrister’s fees and third party fees. We always recommend a barrister to represent you at the Stage 3 Final Hearing and sometimes at the Stage 2 FDR hearing depending on the complexity of the issues. The cost for a barrister for each hearing will be anywhere between approximately £1000 and £4000 plus VAT or more depending on the complexity of the issues and the seniority of the barrister. We will give you specific information as to the exact level of fees at the appropriate time.

Third party fees may also be payable by you such as property/pension/business valuation fees etc. We will advise you further about these at the appropriate time, if they apply to your case.

Wills and Probate
Wills

Diamonds Solicitors fee

  • Standard Will - £200 plus VAT

  • For more complex Wills we will need to discuss your requirements before giving you a quote

 
Probate

Diamonds Solicitors fee

Administration of an estate varies depending on the complexity so below we have given a guide for small estates.

  • 0.75% of the value of any property

  • 1.5% of the value of any other assets

Fees are subject to a minimum fee of £1000 plus VAT

Disbursements

 

  • Court fee for application for Grant of Probate £155

  • Court fee for certified copies of Grant of Probate £0.50 per copy

  • Fees to swear the Oath £5 per oath and £2 for each additional document

For larger or more complex estates we offer a free initial consultation in order to give you a quote. There may be other disbursements for larger / more complex estates.

Disputes

Diamonds Solicitors fees

  • We charge an hourly rate of £150 per hour plus VAT. We will give you regular estimates of approximate costs for each stage and will invoice at regular intervals

 
Powers of Attorney

Diamonds Solicitors fees

  • For each Power of Attorney we charge £200 plus VAT for preparation and registration at the Office of the Public Guardian
