Purchase of a property - The work for your purchase will consist of the following:

  • investigating the title to the property, to include:

    • carrying out searches with respect to title and local government information for the property;

    • reviewing replies given by the seller to pre-contract enquiries;

  • negotiating a purchase contract;

  • preparing the transfer document;

  • preparing and providing you with a report on the legal title;

  • preparing a report on the title for any mortgagee

  • proceeding to exchange of contracts and then completion of the purchase;

  • transferring funds by telegraphic transfer to the seller’s solicitors and for relevant taxes;

  • calculating stamp duty land tax (SDLT) on the purchase and preparing and submitting to HM Revenue and Customs the appropriate SDLT forms; and

  • registering the purchase at the Land Registry.

Sale of a property - The work for your sale will consist of the following:

  • Sending you forms for completion;

  • Obtaining Land Registry entries;

  • Preparing and sending the contract package;

  • Dealing with enquiries;

  • Proceeding to exchange of contracts;

  • Obtaining a redemption figure for any mortgage;

  • Completing;

  • Redeeming any mortgage;

  • Sending you any balance

How long will it take to sell or purchase a property:

There are a number of factors that can affect a conveyancing transaction and consequently the length of time it takes from inception to completion. An example of the things that can effect a conveyance are:

  • The time it takes for us to receive the contract papers for your purchase.

  • How long the searches take before we receive the results.

  • Whether there is a chain of parties involved.

  • When we receive your mortgage offer or redemption figure.

  • How quickly the solicitors on the other side deal with any enquiries we raise.

An average transaction takes approximately 2 to 3 months.
